The Vertical Elevation Loft Conversion:

A Game Changer for Pitched Roofs

We often find ourselves faced with complex challenges in the construction industry. Whether as tradespeople or professionals, solving problems becomes not just a necessity, but a driving force—especially for those of us with decades of experience. When the ordinary becomes routine, it is the spark of invention—the thrill of finding new solutions—that rekindles our passion and gives continued purpose to our work, long after financial rewards have become secondary.

A Spark of Invention

Recently, we were approached by a prospective client whose loft conversion plans had been rejected by the planning department of a London council. Disheartened and concerned, the client contemplated rearranging the first floor instead, worried about the possibility of having to find an additional £250,000 to “move across the road.” In his words, this was the cost not only of relocation, but of leaving behind his neighbours, his children’s schools, and the rhythm of a familiar commute. A loft conversion—at around £100,000—would have allowed his family to remain rooted while gaining the space they needed.


With over 35 years as a tradesperson, project manager for one of London’s largest loft conversion companies, and experience overseeing the build and management of more than 400 loft conversions, we sent our expert to assess the options.

Assessing the Situation: No Hope?

Upon review of the previous submissions to the local authority, we kept our initial judgments private. The existing proposal—raising the pitch of the front roof slope (effectively doubling its angle) and, atop this mid-terraced property, increasing the ridge by an extraordinary 900mm—was, in our view, not only impractical but potentially negligent. No, that’s not a typo: 900mm. 


Unsurprisingly, the planning department found the design wholly unacceptable, and there was no possibility for appeal. The vision, in their opinion and ours, was nothing short of a monstrosity.

Solving Problems Through Innovative Design

For us, the satisfaction of solving problems always outweighs simply accepting payment to rearrange a layout. Instead, we set about designing a new solution—a “New Loft Version” that we believe will reshape the loft conversion marketplace. The client, motivated by trust and excitement at the prospect of a truly innovative approach, signed a contract before even seeing the design.

A Fortunate Turn: Policy and Opportunity

Sometimes, a bit of luck is just what’s needed. After finalising our new loft design, we discovered that recent government amendments and increased leniency regarding loft conversions (effective December 2024) perfectly complemented our solution. Our design not only overcame previous limitations around low ridge heights but also provided tangible benefits to rear dormer loft conversions on terraced properties throughout London and beyond.


The revised approach replaced lost headroom and even incorporated clever storage solutions—without the need to lower ceilings on the first floor. “Impossible!” you might say. But not only is it possible, it’s now a reality. We are proud to own the design rights and intellectual property for this innovative solution.



Meeting Demand: Expanding Our Team

As you might imagine, demand for our New Loft Version has surged. With the design now registered and the possibility of utilising Permitted Development rights, we are able to raise the usable height of loft conversions without increasing the ridge and, in most cases, without lowering ceiling joists. To meet current and anticipated demand, we are building a network of approved professionals who will be exclusively authorised to use our design.
